Essential Furnishings and Housewares: Minimum Requirements

The following list outlines the minimum requirements. Property Partners are expected to furnish and equip their properties to a standard reflective of the local market. As a result, the quantity and quality of furnishings and housewares provided may surpass the specifications outlined in this document.

Furnishings

Living Room / Living Area

  • TV & Remote Control (with access to local network services/basic cable/Freeview/equivalent or streaming functionality)
  • Coffee Table and/or End Table(s)
  • Lamp(s)
  • Armchair/Chair and/or Sofa(s) (with adequate space for unit maximum occupancy to be seated)

Dining Room / Dining Area

  • Table and Chairs/Stools (with adequate space for unit maximum occupancy to be seated)

Bedroom

  • Beds(s) relevant to the room category
  • Dresser/Drawers/Wardrobe (or equivalent storage for clothing)
  • Mirror
  • Lamp(s) and/or Bedside Lighting
  • Nightstand(s)/Bedside Table(s) (or equivalent)

Kitchen

  • Crockery (relevant to the unit size and number of guests)
  • Dinner Plates, Side Plate, Bowls (e.g. Cereal/Soup) and at least one Serving Bowl as a minimum.
  • Cups and Mugs for hot/warm beverages.
  • Glassware (relevant to the unit size and number of guests)
  • Water Glasses and Wine Glasses as a minimum.
  • Cutlery/Silverware (relevant to the unit size and number of guests)
  • Knives (e.g. Butter Knives), Forks, Dessert Spoons, Soup Spoons, Teaspoons, Serving Spoons.
  • Cookware
  • Saucepans (1 Large and 1 Small), Frying Pan, Baking Sheet(s), Oven Proof Dish/Roaster, Mixing Bowl and a Trivet as a minimum.
  • Utensils
  • Spatula, Slotted Spoon, Stirring Spoon, Ladle, Turner/Tongs, Whisk, Peeler.
  • Set of Kitchen Knives
  • Chopping/Cutting Board
  • Measuring Jug
  • Collander
  • Can Opener
  • Grater
  • Kettle and/or Coffee Machine
  • Toaster (if no grill)
  • Paper Towel / Kitchen Roll Holder
  • Dish Cloths

H&S and Fire Safety Essentials

  • Fire Blanket (mandatory unless Fire Extinguisher and 1 other means of fire suppression in place)
  • Fire Extinguisher (mandatory unless Fire Blanket and 1 other means of fire suppression in place)
  • Smoke / Heat Detector & Alarm (1 as a minimum in each unit)
  • CO2 Detector & Alarm (mandatory in all units and rooms which contain gas fuelled appliance)
  • Accommodation Information Pack, Digital or Otherwise (including emergency evacuation instructions and local emergency contact details)
